TERMS AND CONDITIONS FOF OCCUPATION OF ACCOMMODATION

50% OF THE TOTAL COST OF THE ACCOMMODATION MUST BE PAID INTO OUR ACCOUNT WITHIN 5 DAYS OF MAKING A BOOKING. FAX DEPOSIT SLIP TO US. If this is not done, the booking will be cancelled.

THE BALANCE MUST BE PAID IN FULL 14 DAYS BEFORE ARRIVAL FAX THE DEPOSIT SLIP TO US. KEYS WILL NOT BE HANDED OVER IF FULL PAYMENT IS NOT RECEIVED BEFORE ARRIVAL NO EXCEPTIONS. SHOULD YOU NOT APPLY YOURSELF TO THE CONDITIONS YOU WOULD THEN ONLY BEABLE TO BOOK INTO THE UNIT THE FOLLOWING MORNING WHEN THE OFFICE WILL BE OPEN, BEARING IN MIND WE DO NOT WORK ON A SUNDAY OR PUBLICHOLIDAY.

OCCUPATION OF THE FLAT STRICTLEY NOT BEFORE 2PM AND DEPARTURE NO LATER THAN 8 AM. This is to accommodate the cleaning of the unit, and to make sure you will be happy and relaxed on arrival at the unit.

Keys collection office hours : Monday to Friday : 08:00 to 16:00
After hours and Saturdays after 12.00 AT THE SHELL SERVICE STATION - ask for the keys at the pay counter.

PLEASE RETURN KEYS TO THE GREEN SAFE OUTSIDE OUR OFFICE DOOR. Emergencies only! After hours number in key book and on our office door.

POINTS "1 TO 5" MUST BE ADHERED TO, AS FAILURE MAY RESULT IN EVICTION WITHOUT RECEIVING A REFUND:

  • NO DOGS or any other pets are allowed in the flat or on the premises.
  • Tenants and their visitors must abide by our terms and rules of the Body Corporate of the Complex in which they stay, as
    We may be requested by the Body Corporate to evict Tenants or their guests. Only 2 guests allowed per flat. If more are
    Expected, our office must be notified. Guests are requested to leave the premises by 11:00 pm, or we will consider the
    Flat to be over-crowded, and they will be charged according to point 3.
  • Over-crowding is not allowed. The max. No. of persons allowed incl. Children, may not exceed the number of beds in the unit.
    A charge of R300-00 per night per person for over-crowding, will be charged.
  • Please ensure the noise levels from TV"s hi-fis, etc. is not to high, as to cause a disturbance to other occupants in the complex
    We may be requested by the Body Corporate to evict tenants.
  • We will not allow any persons under the age of 21 to occupy any property, without adult supervision. Should we find unsupervised
  • Minors occupying any units, they will be evicted, without a refund

POINTS '6 TO 13' MUST BE NOTED, AS YOU MAY BE HELD LIABLE FOR COSTS INCURRED FOR DAMAGES OR SHORTAGES:

  • No reductions or refunds will be given for any reason, unless cancellations are done 60 days prior to occupation or if we can re-let
    The same unit for the same period. No exceptions. Please also note that the admin fee will be withheld.
  • Occupation is calculated per night. BALLITO FLAT LETTING RESERVES THE RIGHT TO SUBSTITUTE ALTERNATIVE
    ACCOMMODATION similar to that booked, should the original unit no longer be available
  • Faulty T.V. sets and electrical appliances will be repaired a.s.a.p. NO REDUCTIONS WILL BE ALLOWED. Our flats do not have
    Air-conditioning, M-Net decoders, video machines or hi-fis. You may bring your own decoders and change the singal for reception.
    We will not take responsibility for any personal belongings in the units, also any theft or burglary that may occur during your stay.
  • The flat is serviced daily except on Sundays and Public holidays. Cleaning staff only make beds, clean bathrooms, sweep, mop and dust
    They DO NOT WASH DISHES. Windows and patios are cleaned once a week. Bed linen is provided in the units and replaced once
    A week. NO TOWELS OR TOILETRIES ARE PROVIDED. No linen is provided in the houses. Please ensure that you leave the flat
    In the same condition you receive it, making sure all the windows and doors are securely locked on your departure, as you will be held
    Liable for loss as a result of theft or damages that may occur due to negligence.
  • Once the keys have been collected, they are your responsibility and if lost, damaged or not returned to our office on departure, you
    Will be liable for replacement of locks, keys and remotes.
  • Washing may not be hung over furniture, balconies or fences as it may cause damage. Breakages will be deducted from the deposit
    Or if no deposit an invoice will be issued. On arrival please check the flat contents against the inventory provided. Report shortage
    Within 24 hours to our office.
  • No towels, costumes or washing may be hung over balconies.
  • Please note there is only parking for 1 vehicle< a second car would have to park in the visitors parking in the complex.
  • All rules pertaining to sectional title properties, regarding occupation of property must be adhered to. Should you require a
    Copy of the rules please requests such from our office.
  • All persons who make use of facilities and apartments rented, do so entirely at their own risk & Ballito Flat Letting takes no liability
    for injuries, theft, or damages that may occur during your stay!

PLEASE READ AND SIGN ACCEPTANCE OF THE ABOVE TERMS AND CONDITIONS AS THIS DOCUMENT IS CONSIDERED A LEGAL CONTRACT AND MUST BE SIGNED BEFORE KEYS ARE HANDED OVER. FAX BACK TO US WITH YOUR DEPOSIT SLIP AND A COPY OF YOUR I.D. WE DO NOT ACCEPT DINERS CLUB & AMERICAN EXPRESS CARDS, DEBIT CARDS OR CHEQUES!!
